## The Largest Contract You Will Ever Sign

For most people, buying a home is the largest financial transaction of their life. Not by a small margin. By a factor that makes every other purchase feel trivial by comparison. The mortgage will shape their finances for decades. The neighborhood will shape their daily life for years. The condition of the structure will determine how much of their net worth is preserved or eroded over time.

Given these stakes, the preparation most people bring to the process is remarkably thin. They look at listings. They attend viewings. They fall in love with something. They make an offer. They sign documents they do not fully understand at a closing where everything moves too fast and too much is assumed to need explanation.

The professionals in the room — the agents, the lenders, the attorneys, the title company — have done this hundreds of times. The buyer is doing it once, maybe twice in a lifetime, while simultaneously managing the rest of their life. The information asymmetry is enormous and consequential.

They waste the time of agents, sellers, and themselves.

The skill starts where the process should start: with a complete picture of what you can actually afford, what that means for your monthly cash flow, and what the true cost of ownership looks like beyond the mortgage payment — property taxes, insurance, maintenance reserves, HOA fees if applicable, utilities that...
